The Browning House
Built in 1930 by C. Roy Browning with George Bowman, contractor

The Browning House is significant both architecturally and historically. C. Roy Browning, who built the house, was the first civil engineer for the Irvine Company. During his time in that post, he built seven dams, many connecting and diversionary channels, and two reservoirs, all still in use today. Before Browning joined the Irvine Company, much of the ranch flooded and became swampy during the winter rains. His work made regular irrigation and home building possible in Irvine and parts of the City of Tustin. Without his work some measure of later developments would not have been possible.

In the course of his work, Browning developed and patented his own gunite processes. He used that gunite method to build his own home at 520 W Main Street. The exterior of his English Tudor Revival home is made of entirely gunite, plus hand sawn beams and wood. The three-gabled roof was originally of wooden shingles, but this was changed to composite shingles in 1993 in order to protect the house from fire. The interior contains great amounts of irreplaceable wood, mahogany, pecan, quarter sawn white oak, original art deco hardware and lighting, which could not be purchased today at reasonable prices.

Situated on a lush half acre in the heart of Old Town Tustin, this 1930 Tudor Revival masterpiece was commissioned by C. Roy Browning, the Irvine Company civil engineer whose work created the system of concrete dams and irrigation canals that turned OC into the fruit basket of the nation. Hand-hewn cross timbers imbedded in the siding made of gunite concrete give the exterior a timeless durability while old growth Redwood framing and modern earthquake retrofitting provide a lasting core structure. The Browning House is one of a select group of Orange County’s flagship historic mansions, receiving coveted Mill’s Act historic property tax savings as well as historic preservation awards from the Tustin Preservation Conservancy. It has also been included in the book Architectural Styles Orange County and featured several times on the Tustin Promenade and CHOC home tours. Take a walk back in time when you enter this impeccably maintained residence. Architectural details are everywhere from the Tudor arch featured throughout the home to the steel casement leaded and stained glass windows, the cast plaster crown moulding, and the original wall sconces and brass door hardware cut in the art deco style. Imagine hosting a dinner party in the formal dining room where guests will admire the coved and coffered ceiling, original brass and mica chandelier, the Tudor-arched leaded and stained glass picture window, and incredible mahogany pocket doors. After dinner, retire to the large parlor for an aperitif and a lively conversation before the crackling glow of a fire in the custom fireplace. The updated kitchen with adjacent butler’s pantry provides modern convenience and a basement off the kitchen provides additional storage. Other features include a hand-painted mural in the breakfast room, a kiva fireplace in the den, quartersawn oak flooring throughout, and period bathroom tile-work and fixtures. Stroll the expansive grounds, pausing to pick some fresh fruit or to tend to the vegetable garden before stopping for a break in the shade under one of the numerous specimen trees located on the property. The gated driveway provides privacy and a three car garage has a 240V car charging station. The home has been updated with solar, zoned HVAC and copper plumbing.
