Property History
The Dolan House was built in 1888 by James Dolan a major participant in the Lincoln County War. It is made of adobe bricks - all of the walls are 20" thick even the interior walls. This keeps the house cool in the summer and warm in the winter. The property is listed on the National Historic Registry.

The Dolan House was operated as a Bed & Breakfast/ Restaurant and Gift Shop, generating a significant amount of income prior to covid.

If you want the house as a private residence, it could have 5 bedrooms and 2 full baths. A large dining room with a huge rock fireplace capable of burning a three-foot log. Two of the rooms have the original fireplaces. There is a large room that could be used as an office, rec room or living room with a wood and gas stove. There are all wood floors throughout the house with the exception of the kitchen and bathrooms which are tile.

The house has been completely re plumbed, new electrical, 12" of insulation in the ceilings, new tile in the bathrooms, kitchen and dish washing room. There are storm windows and screens for all windows.

The commercial kitchen is very efficient. It contains a sandwich prep table, refrigerator, steam table, stainless steel worktable, stainless steel shelving, commercial coffee maker, iced tea maker, ice cream freezer, pizza oven, gas range and all dishes. A turnkey operation.

There are 3.58 water rights established in 1855 on the Bonito River which are included with the property. Water Rights are very valuable. There is an established system that will flood irrigate part of the property. The back property (approximately one acre) is newly fenced. There is plenty of land for a garden and room for horses or other animals.
The purchase of this property includes all outbuildings, water rights, all furniture, kitchen appliances, dishes, and retail show cases. The retail store inventory will be sold at 40 - 50% discount.
 
Property Description
If you like western history this is the place for you. Built by James Dolan one of the participants in the Lincoln County War. The Dolan House is a turnkey business/residence.
Currently there is one room for B&B, a gift shop and small restaurant. If you don't want to run a business, it could be quickly converted to a residence consisting of five bedrooms and two full baths for a total of 11 rooms.
The conversion would be easy - just move out the equipment you don't want and move in your furniture.
There would not be a lot of cleaning and or repainting unless you want to change the color.
There is a large 2 car attached garage, a three-sided storage shed and an additional retail building "The Outpost" with Highway 380 frontage that can be used as a store, rental or what have you.

Lincoln is governed by an ordinance that covers the property five miles east and five miles west of Lincoln. The ordinance is managed by a board of local residents and the Lincoln County Commissioners. Lincoln is a very tight community that sits in the sparsely populated Bonito Valley. The Bonito River runs through the valley. Approximately 50 residents live in Lincoln proper.

The children ride the school bus to Capitan (12 miles) which has a very good preschool through high school.

Lincoln is a pleasant place to live to get away from crime and the hustle and bustle of the more populated areas. Work from home - there is fiber optic internet service.
