Property History
Built in 1866 as a warehouse and store for goods to be shipped in the Eire Canal which is right there. It replaced the Amsterdam Academy building which stood on that lot from 1834 to 1866. Prior to that the Old Glove Hotel stood there.

Property Description
This Historic building is in the hart of Amsterdam NY at 36 East Main Street. Each of the 3 floors and basement areas are 1600 square Feet. It is a Historic Building erected in 1866 just after the Civil war. Excellent business area. The last tenant (H & R Block) was there from 1974 to 2024 50 years of successful business. The building has a full basement and is a 3 story solid brick structure. Each floor and basement measure 20 x 80 feet. The first and third stories and basement are vacant now. The newly installed heating units will save you on gas bills. The electric upgrade installation to 200 Amp triple phase was just done last month. The store was redone at great expense just a couple of years ago. The street level floor is made of solid concrete as these buildings were very well built.
There is a full basement with boiler there to heat the ground floor. Second floor has separate heating system. Both are natural gas forced air systems.
The second floor is divided in two each half with two entrances on the second floor hallway. There is also a doorway connecting the two halves, The third door in the second floor hallway leads to the top floor, The top floor is just an open space that was once a ballroom. There is also the coat room and the remains of the bathroom that was once there.
This is a rare opportunity as vacancies at this location are very rare indeed.

Additional Notes
The freight elevator in the back of the building has been taken down but the elevator doors and machinery are still there. On the third floor are the remains of a speak easy not used since the depression. Second floor converted to 2 offices. ground floor converted to a store.
