Washington Hall Caretaker Opening

Historic Seattle invites applications for the position of Washington Hall Caretaker. Our Washington Hall Caretaker will be tasked with taking exceptional care of Washington Hall (153 14th Avenue), a Historic Seattle owned property. Washington Hall’s mission is “the Creation of a transformative space in Seattle’s Central District that honors the history of Washington Hall and is a home for arts and culture that reflects its legacy.”

Position Summary

The Washington Hall Caretaker will:
  • Be closely aligned with the mission of Washington Hall and Historic Seattle,
  • Be a responsible steward of Washington Hall, and
  • Work closely with anchor partners and tenants to ensure effective and efficient building operations.
The responsibilities of this position include, but are not limited to:
  • Ensuring that the building is secure at the beginning and end of the day.
  • Performing general custodial and maintenance tasks, including sweeping, mopping, sidewalk snow and ice removal, painting, window cleaning, gutter cleaning, watering landscape, garbage and recycling removal.
  • Performing light carpentry, minor plumbing and electrical work, and general repair and maintenance on various building components and appliances – examples include:
    • preparation, priming, painting, and staining of various surfaces;
    • installation and repair (patching, texturing) of drywall and plaster surfaces;
    • repair and replacement of toilets and sinks (including pipes, faucets, flush valves and assemblies, etc.);
    • replacement of light fixtures and electrical outlets;
    • caulking and grouting to seal joints;
    • installation and repair of flooring, including wood, laminate, and ceramic tile;
    • framing, basic wall construction, and finish carpentry such as crown molding and trim;
    • door installation and repair, including hardware (closer, hinge, and lockset adjustment);
    • wood sash window repair and restoration.

  • Monitoring building equipment and controls (boiler, thermostats, radiators, fire alarm panel, etc.), troubleshooting malfunctions, and providing notification when repairs are needed.
  • Coordinating and meeting with vendors and contractors on-site as needed.
  • Managing the checking out of keys and the building access system.
  • Collecting and forwarding mail and deliveries to Historic Seattle staff.
  • Monitoring the use and condition of public assembly spaces and common areas of the building and grounds.
  • Implementing building policies and procedures, preventing violations, and notifying appropriate parties.
  • Rendering assistance according to an emergency action plan.
  • Reporting any incidents that occur on the property.

This position reports to Historic Seattle’s Asset and Property Manager. The Washington Hall Caretaker will spend an average of 20-25 hours per week accomplishing the above highlighted tasks. Candidate must be willing to work outside of normal business hours.

An on-site studio apartment unit will be provided in exchange for compensation. Historic Seattle has determined that the market value of the studio apartment and related utilities is $1,500 per month.

Required Qualifications and Experience:
  • High School graduate or equivalent is required.  
  • Two years of progressive property caretaking, security, and stewardship experience. 
  • Demonstrable skill and experience performing renovations, maintenance, and repair work as described above in a comparable building environment.
  • Experience providing exemplary customer service.
  • Experience working within a team environment, pro-actively solving problems and effectively communicating.
  • Experience interfacing respectfully with people from diverse populations.
  • Certification or willingness to become certified in CPR and First Aid.
