Historic Harrisville is currently seeking a new staff member to help with the operation and management of our historic properties, and assist with historic preservation projects.
Harrisville is a unique pre-Civil War textile mill village in southern New Hampshire’s
Monadnock Region with a population of approximately 1,000 and a strong historic
preservation ethic. The town’s bucolic National Historic Landmark district lies
in the midst of 9 lakes, and within view of Mount Monadnock.
When the Cheshire Mills closed in 1970, a forward-thinking group of townspeople and preservationists made one of the first successful efforts to protect the architectural and functional character of an entire historic village by forming Historic Harrisville, Inc. (HHI), a nonprofit organization dedicated to preserving Harrisville as a vibrant living, working community. Today, HHI owns approximately 20 properties, which are rented for a combination of business, art, manufacturing, community and residential uses. In addition to completing capital rehabilitation projects and maintaining and managing historic properties, HHI manages historic preservation covenants on a number of privately-owned buildings, hold conservation easements, operates a small hydroelectric facility, and oversees operation of the Harrisville General Store.
This Property Maintenance Technician will report to the Executive Director, and be overseen by the Project Manager, who will provide direction, establish priorities, assigns tasks, and coordinate work projects. In time, it is anticipated that the Project Maintenance Technician will advance to Director of Property Maintenance, taking on greater responsibility as systems are learned and competence is demonstrated.
Duties and Responsibilities
The Property Maintenance Technician will be responsible for the general maintenance and repair of the buildings, equipment and grounds owned by Historic Harrisville, Inc. Tasks will include, but may not be limited to:
Understanding and maintaining building systems, including heating,
plumbing, septic, electrical, telephone and internet, and fire detection,
alarm and suppression systems.
Overseeing operation of the Cheshire Mills Hydroelectric infrastructure and equipment
Responding appropriately to tenant maintenance and repair
Performing seasonal maintenance activities, such as installing and
removing storm windows, assisting with snow removal and sand/salting, and cutting grass and other vegetation.
Maintaining job-related tools and equipment.
Assisting management in planning and implementing property improvement projects.
Working with management to maintain appropriate files, including project estimates, invoices and budgets, and maintenance records and schedules.
Property Maintenance Technician may have any combination of education, training, and experience that provides a demonstrated ability to perform the duties and responsibilities as described.
Desired Skills, Characteristics and Abilities
- Basic carpentry, plumbing, electrical and other building, property and grounds maintenance skills
- Communication skills that allow development and maintenance of effective working relationships with management, other staff, tenants,contractors and community
- Ability to receive and follow multi-step instructions
- Strong time management skills, including the ability to plan and coordinate work schedules, manage several projects simultaneously, and set priorities
- Ability to perform a variety of physical tasks, including bending, kneeling, reaching, standing for long periods of time, climbing ladders, lifting and carrying boxes, tools, equipment and materials
- Ability to anticipate problems and make adjustments that minimize
- or mitigate them
- Ability to measure sizes and distances, calculate quantities, and
- read and interpret specifications and blueprints
- Possession of a valid driver's license
- Willingness to work outside as necessary in all types of weather
- Willingness to be on-call outside of normal business hours
HHI is willing to consider this as a part-time or full-time position. There is the potential for flexible scheduling, although a combination of daytime, evening and weekend hours may occasionally be required.
Wage/salary is negotiable based on experience, but will most likely not exceed $20 per hour, or an annual salary of $41,600 in the first year. Paid time off is available. Other benefits (health insurance, retirement, etc.) are not provided at this time.
