Preservation Maryland is currently recruiting for a Property Redevelopment Project Manager, a full-time, 12-month term position to join our team and support our dynamic redevelopment program.

ORGANIZATION BACKGROUND

Founded in 1931, Preservation Maryland has been a leader in the preservation movement of the state and nation ever since. The organization’s mission is the preservation of Maryland’s historic buildings, neighborhoods, landscapes and archeological sites through outreach, funding, and advocacy.

Preservation Maryland achieves its mission through an expanding group of core programs. The organization provides leadership to a large coalition of individuals and organizations at the state, county, city, and community level that advocate for critical causes. The organization’s podcast reaches tens of thousands of listeners annually and has produced over 150 episodes since its launch. Additionally, the organization hosts more than a dozen events, large and small, which provide training, award recognition and professional development to historic communities and their leaders. Each year the organization also selects six at-risk historic properties or programs for targeted assistance and support.

Preservation Maryland also leads Smart Growth Maryland, a dynamic program which advocates for state and local policy priorities that directs new public and private investment in keeping with the principles of smart growth. The organization partners with Maryland’s leading historic preservation, environmental conservation and land preservation organizations to help achieve this mission.

The organization also makes flexible grants to support the preservation of Maryland history and historic properties in partnership with local nonprofit organizations, community groups and churches. A historic property redevelopment program now allows the organization to take direct action to protect threatened historic properties through acquisition, loans and partnerships.

Most recently, the organization became the charitable partner of the National Park Service’s Historic Preservation Training Center. This partnership allows the organization to support the advancement of historic trades training which can open pathways to successful careers for young adults and returning veterans. 

POSITION DESCRIPTION

This is a full-time, 12-month term position (with excellent opportunity for continued employment dependent on meeting revenue goals) which will manage the day-to-day operations of Preservation Maryland’s new historic property redevelopment program. The program focuses on restoring, rehabilitating and revitalizing historic structures and the communities in which they reside. The organization pursues many approaches to accomplish this work, each tailored to the specific property, including (but not limited to): direct acquisition and rehabilitation, loans and options, and partnerships with for-profit entities on large scale redevelopment projects.

The ideal candidate for the position will have a minimum of three years of professional experience. As well as demonstrated practical experience in property redevelopment, construction project management, real estate finance or a related field. Experience specifically in the preservation of historic buildings or historic tax credits are a plus.

Preservation Maryland provides a generous benefits package including health insurance, retirement, vacations, holidays and a flexible work schedule. Compensation will be between $45,000 and $55,000, commensurate with experience. Fully remote work until mid-2021, as a result of COVID-19, is expected.

RESPONSIBILITIES

The Property Redevelopment Project Manager will be the primary liaison between Preservation Maryland and its program partners; architects, engineers, construction firms, property owners and developers. Additionally, the position will often represent Preservation Maryland in public meetings as well as in front of potential funders and partners.

Specific responsibilities will include:

  • Manage the organization’s active redevelopment projects – including contracts and procurement, day-to-day communication with partners, architects, engineers and contractors during predevelopment and construction phases, and required reporting.
  • Provide information and assistance to interested property owners pursuing loans, options and funds for their properties.
  • Investigate potential redevelopment/investment opportunities on behalf of the organization; developing prospective budgets for staff and Board consideration.
  • Cultivate partnerships with for-profit historic tax credit developers for new partnerships.
  • Serve as the point-of-contact with for-profit developer partners
  • Assist the Executive Director or Director of Development in preparing materials for fundraising appeals in support of the program.
  • Assist with administration of program related grants and program related investments.
  • Accompany the Executive Director or Director of Development in meetings/virtual visits with potential program funders.
  • Develop written materials to assist with fundraising & outreach.
  • Create written content for web/social media to promote program.
  • Willingness and ability to travel and engage in limited weekend and evening work.
  • Other duties as assigned.

PREFERRED SKILLS AND EXPERIENCE

  • Three years of professional experience in property redevelopment, construction project management, real estate finance or a related field.
  • Bachelor’s degree in Urban, Regional, or Community Planning, Business, Historic Preservation or a related field preferred.
  • Excellent writing and editing skills.
  • Ability to take initiative and work independently.
  • Passion for historic preservation.
  • Robust problem solving, communication, and collaboration skills.
  • Possession of a valid automobile operator’s license.
